Terms of Service

Governance of professional diagnostic and general contracting services.

1. Service Authorization

By requesting a professional intervention, submitting an online form, or authorizing a diagnostic dispatch, the Client agrees to be bound by these Terms. Services are provided by APCON LLC DBA Realty Repair Co. (WA License #APCONL*825QO).

2. Triage & Dispatch Fees

The Client agrees to the applicable fee for the initial visit/diagnostic phase:

  • Scheduled Diagnostic Intervention: $350. Includes the first full hour of expert forensic diagnostic work. This fee is credited back to the project total if the Client hires us for the permanent repair.
  • Standard Same-Day Dispatch: $550. Priority mobilization during business hours + first hour of stabilization.
  • After-Hours & Weekend Dispatch: $750. Immediate 24/7 response + first hour of critical intervention.

3. Labor Rates & Lump Sum Proposals

Labor performed beyond the initial hour of the first visit is billed at $185.00 per hour. For all permanent restoration, reconstruction, and project-based work following the diagnostic phase, Realty Repair Co. is strictly a Lump Sum Company. We provide firm, fixed-price proposals based on the findings of our forensic assessment. Proposals are valid for 30 days from the bid date.

4. General Contractor Coordination Disclosure

Realty Repair Co. (APCON LLC) is a Washington State Registered General Contractor under RCW 18.27. We handle structural wood, framing, and rot remediation in-house.

All specialty trade work — including plumbing, electrical, HVAC, and roofing — is performed exclusively by licensed Washington State specialty contractors under our oversight per RCW 18.27 and RCW 19.28. We maintain full accountability for the schedule, quality, and coordination of these specialists, providing you with a single point of contact and unified invoicing.

5. SMS & Email Communications

Consent: By providing your contact information, you consent to receive technical reports, technician dispatch alerts, and payment links via SMS and/or email. Consent is not a condition of purchase.

Data Privacy: We never share or sell mobile phone numbers or opt-in data to third parties for marketing or promotional purposes.

Opt-Out: Reply STOP to any message to unsubscribe. Reply HELP for support.

6. Payment & Collections

Initial dispatch/diagnostic fees are due at the time of service. Lump-sum project payments are due upon completion or per the milestones defined in your specific contract. Invoices not paid within 30 days are subject to a 1.5% monthly finance charge.

7. Warranty & Liability

We warrant our direct workmanship for one (1) year. We are not liable for pre-existing damage, systemic wear, or secondary failures discovered during diagnostics or stabilization. Our liability is limited to the direct scope of executed work.

8. Cancellation Policy

Requests may be cancelled without charge if 2 hours' notice is provided. Cancellations with less than 2 hours' notice are subject to a $185.00 mobilization fee.

Realty Repair Co. is a registered trade name of APCON LLC (Washington State General Contractor License #APCONL*825QO). All plumbing, electrical, and HVAC work is performed exclusively by licensed Washington State specialty contractors under our oversight per RCW 18.27. Scheduled diagnostic fees are credited toward permanent repairs when a contract is signed.
