By submitting a service request and authorizing dispatch, the Client agrees to a non-refundable $350.00 Priority Diagnostic & Stabilization Fee. This fee secures the first 60 minutes of on-site forensic diagnostic service and immediate infrastructure stabilization. This fee is required to confirm the technician's arrival window.
Any labor performed beyond the initial diagnostic hour is billed at the standard rate of $250.00 per hour. Realty Repair Co. provides firm, lump-sum proposals for permanent repairs based on the findings of the initial diagnostic. All materials provided are subject to a 30% procurement and handling markup to ensure asset quality.
Realty Repair Co. (a brand of APCON LLC) operates as a Registered General Contractor in the State of Washington (License #APCONL*825QO). While plumbing and general stabilization are performed by in-house technicians, specialized electrical and HVAC repairs are executed by our vetted network of licensed, bonded, and insured subcontractor partners. Realty Repair Co. maintains prime contractor responsibility for project management, quality control, and warranty oversight.
Realty Repair Co. specializes in "Maintenance of Last Resort" for systems already in a state of active or imminent failure. The Client acknowledges and agrees that Realty Repair Co. and APCON LLC are not liable for pre-existing damage, systemic wear, or secondary failures that occur during the course of troubleshooting, pressure testing, or stabilization efforts.

Full payment for stabilized services and quoted repairs is due upon completion of the site visit unless otherwise agreed in writing. Late payments are subject to a 10% administrative fee. Any disputes arising from these terms shall be governed by the laws of the State of Washington and adjudicated in the courts of Pierce County.
